Acknowledge instructions by return of post
Attend the eviction with the contractors
Report by telephone (maximum 24 hours) that possession has been successfully obtained
When possession has been successfully obtained our internal procedures are as follows :
Secure property
Drain water & central heating system
Prepare inventory of goods remaining
Place notice for owners to remove goods within specified number of days.
Advise utility companies to disconnect supplies and take final meter readings.
Seal letter box
Advise local police that property now in possession
Instruct contractors to clean and clear
Arrange for seven days inspections via selling agent
Instruct valuers to attend and produce valuations within five working days
Send summary to client
Advise selling agent to commence marketing
We locate the best possible selling agent. In all cases the agent chosen will be the most suitable considering the property and its circumstances.
The spicerhaart corporate sales team is located on the Fylde coast in Blackpool, Lancashire. The dedicated team at Blackpool continually monitor the agent’s performance and maintain a constant contact for day to day issues. In addition to this service our client account managers act as a liaison and a point of contact for all clients.
The appointed selling agents are instructed to visit the property on a regular basis and once a sale is agreed we monitor it closely through to completion. Overall, the selling agent is contacted at least twice per week to discuss the marketing activity and any subsequent issues that may arise.
When the selling agent forwards an offer to ourselves it is immediately reported to the client. Offers can be accepted by ourselves under an agreed mandate with a client if preferred.

Spicerhaart’s Asset Management experience means we are able to ascertain the property’s true value from the outset and market the property in conjunction with the borrower(s) through to completion.
Spicerhaart provide a bespoke suite of Management Information to deliver patterns and trend analysis on the Assisted Voluntary Sale cases to its client base. Spicerhaart’s unique selling point on its Assisted Voluntary Sale scheme is the ongoing management of the case by one of our appointed representatives with personal visits to the borrower in their homes. The representative will discuss in detail an in-depth marketing strategy with the borrower along with any cosmetic enhancements that may aid the sale. There will be an ongoing dialogue on a face to face basis (a minimum of once per month) to keep the borrower and client fully up to date with and viewer feedback.
